Here’s a glimpse of our Normandy farmhouse we recently placed on the market. It makes an excellent home for a large family or chambre d’hotes (bed and breakfast). The 3 dependances (buildings) could be converted into gites (rentals), or give artisans plenty of space to work from home. One building even has a small, professional recording studio (sold without the equipment).
The house is located in Hambye, which is near beaches and large cities, making it ideal for short commutes to work or vacationers. Hambye is about 20-25 minutes from the beaches, Villedieu-les-Poeles, Coutances and Saint-Lô; 45 minutes from Mont Saint Michel, and 1 hr away from Caen.
Farmhouse features extra large windows throughout, so it’s luminous no matter the time of the day. Windows are double-pane and installed only 4 years ago by the previous owners. Being from Florida, the windows was one of the features that drew me to this house.
Size : 189 m2 (2,035 ft2).
Ground floor : Living room/dining room with a new Invicta wood burning stove (heats up the entire downstairs, and some of the upstairs), family room (or could be a 6th bedroom), gallery kitchen (updated Aug 2014), and full bathroom (with bathtub and separate shower). Downstairs features 18th century wood flooring that was imported from the UK. The upstairs also has wood floors, except for the shower room. There is an attached 40m2 atelier (garage).
2nd floor : 5 spacious bedrooms (master bedroom has private toilet & sink, and closet), WC, double shower, closet with washing machine hookups, and a very long hallway. There is also a closet for the water heater (purchased Sept 2014).
Attic : Large attic that expands over three of the bedrooms. It could easily be converted into living space.
Property : 2449 sq meters (0.60 acres) enclosed. The property features a variety of fruit trees – apple, pears, and cherries. Blackberries grow over the hedges, blueberries in the side garden, and raspberries in the front garden – a paradise for children! The driveway was recently landscaped in May 2014. There are two large buildings and a small ancient bakery. One of the large buildings is two-stories and could easily be converted into a 3 or 4 bedroom house, it even fenced off with it’s own garden. Neighbors : The house sits on a private cul-de-sac with only three other houses. All three houses are behind the farmhouse, with only one of the houses having a slight view to the entrance of the house. The rest of the property is completely private, surrounded by pastures. It’s a quiet and peaceful, yet not in the middle of nowhere.
Area : House is only a 2 minute drive from école maternelle et élémentaire, and downtown stores.
Price : 159,000€ for sale by owner, 168,540€ with Miles Immobilier (english-speaking, from the UK) or 170,000€ with Delamarche and Pozzo. Prices are set by our base price + realtor’s commission. Our big plans for this house (over the next 10-15 years) was to convert half of the garage into an office for my husband, and the other half is my workshop. The large, 2 story building was going to be a guest house or gite. The other large building I was going to convert the middle, two story area into an art studio for me. The ancient bakery was going to be converted into a small cottage. The kids could play in it during the summer as a clubhouse, but it would have a wood burning stove and comfy sofa as a fun, winter romantic getaway. The cottage is two stories and is absolutely adorable inside.
We had lots of dreams for this place, and it was heartbreaking for us to move. I hope it provides as much comfort and joy to the next owners.
